Woninglabel serves a broad group of private landlords who register energy labels for their rental properties, often in cities such as Rotterdam, The Hague, and Amsterdam. Many of these properties, particularly older buildings, had poor energy labels (E, F, or G), resulting in high energy costs, low WWS scores, and point deductions in the Housing Valuation System. This limited the maximum rents and made the properties less attractive to tenants.
With the introduction of the Affordable Rent Act (July 2024), which regulates the mid-range rent threshold (144-186 WWS points) and mandatory WWS point counts for new rental contracts, Woninglabel's customers faced several challenges:
