Collaboration with Woninglabel for Sustainability Reports

Overview

Renewable Partners has established a strategic partnership with Woninglabel, a leading player in energy label registration, to make private homes with poor energy labels (E, F, G) more sustainable. Through detailed sustainability reports, we have made Woninglabel's customers' homes future-proof, increased their value, and prepared them for the future. This case study highlights how our partnership helps private landlords improve energy performance, promote sustainability, and comply with the Affordable Rent Act.

The challenge: Private homes with poor energy ratings

Woninglabel serves a broad group of private landlords who register energy labels for their rental properties, often in cities such as Rotterdam, The Hague, and Amsterdam. Many of these properties, particularly older buildings, had poor energy labels (E, F, or G), resulting in high energy costs, low WWS scores, and point deductions in the Housing Valuation System. This limited the maximum rents and made the properties less attractive to tenants.

With the introduction of the Affordable Rent Act (July 2024), which regulates the mid-range rent threshold (144-186 WWS points) and mandatory WWS point counts for new rental contracts, Woninglabel's customers faced several challenges:

  • Improving energy labels to increase WWS points and maximize rental prices.
  • Implementing cost-effective sustainability measures with an attractive return on investment (ROI).
  • Complying with legal requirements to avoid legal risks, such as rent reductions by the Rent Assessment Committee.
  • Increasing living comfort and reducing energy costs to make properties more attractive to tenants.

Woninglabel was looking for a partner who could supplement their energy label services with practical, cost-effective sustainability advice, specifically aimed at private homes with poor energy labels.

Our solution: Targeted sustainability reports

Together with Woninglabel, we developed customized sustainability reports based on our expertise in energy efficiency, WWS optimization, and real estate sustainability. Our approach included the following steps:

  1. Analysis of energy labels and housing condition:
    • We used Woninglabel's energy label data, based on NTA 8800 standards, to assess the energy performance of each home.
    • For homes with poor energy ratings, we identified specific bottlenecks, such as heat loss due to poor insulation, inefficient ventilation, or outdated heating systems.
