At Renewable Partners, we carried out an extensive sustainability project for property manager Meerdervoort, transforming 200 homes on Meerdervoort in The Hague. With our detailed advisory reports, we made Meerdervoort's portfolio more sustainable, increased its value, and prepared it for the future. The challenge: Modernizing an outdated portfolio

The 200 homes on Meerdervoort, mainly characteristic buildings from the early 20th century, suffered from low energy performance and outdated installations. Property manager Meerdervoort wanted to make this portfolio more sustainable in order to comply with the new requirements of the Affordable Rent Act (July 2024), maximize rental value, and make the homes more attractive to tenants. At the same time, the investments had to remain profitable and contribute to the long-term value of the property.

Our analysis, conducted in accordance with NTA 8800 standards, showed that the homes lost a lot of heat due to poor insulation and inefficient ventilation systems. This formed the basis for our strategy to improve energy performance and future-proof the portfolio.

Our approach: Cost-effective sustainability

In close collaboration with property manager Meerdervoort, we developed a scalable sustainability plan with measures carefully tailored to the characteristics of the homes. We focused on solutions with a high impact on energy efficiency and living comfort, while optimizing costs with subsidies such as the Sustainable Energy Investment Subsidy (ISDE) and the Rental Property Sustainability Subsidy (SVOH). The recommended measures were:

  1. PV panels: Installation of solar panels (440WP, All-Black) on flat or suitable sloping roofs to generate renewable energy.
  2. Facade insulation: Internal insulation of facades with high-quality insulation materials (Eurothane G, Rc≥3.5) to minimize heat loss.
  3. Decentralized heat recovery ventilation: Installation of CO2-controlled heat recovery units (Fresh-R Compac) for efficient ventilation and lower energy costs.

These measures were selected for their ability to dramatically improve energy performance and increase living comfort, which directly contributes to higher property values.

Implementation: Complete peace of mind for Meerdervoort

We took care of everything for Vastgoedbeheerder Meerdervoort by coordinating the process from advice to implementation. Our approach included:

  • Detailed advisory reports: For each property, we provided a report containing a cost-benefit analysis, recommended measures, and the expected impact on energy performance and rental value.
  • Subsidy management: We took care of the applications for ISDE and SVOH subsidies, thereby reducing the net investments.
  • Project coordination: In collaboration with local contractors, the project was carried out in phases over 18 months, with minimal disruption to tenants.
  • Energy label registration: We collected all the necessary evidence (photos, quotes, invoices, and proof of payment) to register the improved energy labels without additional inspections, in accordance with the guidelines of the federal government.

This streamlined approach ensured efficiency and quality, while Meerdervoort was able to focus on its core activities.

With our advisory reports and the measures implemented, we have significantly improved the portfolio of Vastgoedbeheerder Meerdervoort:
