With the introduction of the Affordable Rent Act and stricter energy performance requirements, there was a need for an integrated approach that would guarantee both the rental value (WWS) and the sustainability of the homes.

Our Comprehensive Approach

Renewable Partners used a "total scan" method for this project, identifying four crucial elements for each home during a single visit.

1. Accurate WWS scoring

Due to the upcoming regulation of mid-range rents, the WWS score (Housing Valuation System) is more important than ever. We have inventoried all the factors that determine the score for each property.

  • Focus: Surface area, sanitary facilities, kitchen facilities, and energy performance.
  • Objective: To maximize the legal rent within the applicable frameworks.

2. Energy labeling (EPA-W)

Each home has an up-to-date energy label in accordance with the NTA 8800 standard.

  • Result: A reliable record of current energy performance, which directly influences the WWS score (up to tens of points difference between a low and high label).

3. NEN 2580 / BBMI Floor plans

To ensure rentability and substantiate the WWS points, we have created digital floor plans for all 200 homes.

  • Standard: In accordance with the Industry-wide Measurement Instruction (BBMI) and NEN 2580.
  • Advantage: Transparency towards tenants and a complete file for the points system.

4. Customized Sustainability Advice

In addition to the baseline measurement, we have drawn up a strategic improvement plan for the entire portfolio.

  • Advice: For each type of home, it has been determined which measures (such as insulation, HR++ glass, or heat pumps) will achieve the most efficient label upgrade.
  • Impact: Increased living comfort for tenants and value creation for investors.

Thanks to this large-scale operation, Vastgoed Meerdervoort now has a fully digitized file of its properties.
