Understanding Floor Areas

When performing a NEN 2580 measurement for commercial buildings, we make a clear distinction between the different types of surface areas that are essential to your business operations:

  • Rentable Floor Area (RFA): The most important benchmark for rental contracts, including the correct allocation of common areas.
  • Gross Floor Area (GFA): Crucial for building permit assessments, rebuilding value indexing, and the WOZ value.
  • Net Floor Area (NFA): Insight into the actual usable floor space for your internal logistics or office layout.
  • Measurement certificate Type A or B: We provide reports based on physical measurements taken on site (Type A) or based on digital drawings (Type B).
  • Allocation of Common Areas: We calculate exactly how shared facilities (such as entrances and canteens) are divided proportionally among the various tenants.
